If you’ve been watching the local housing market over the past few years, you’ve probably noticed things are starting to feel more normal again – and that’s a good thing. The latest September statistics I created from the Lynchburg Area Multiple Listing Service show that listings have reached a healthy and steady level for our area, offering buyers more options than we’ve seen in recent years. At the same time, the average days on market continue to inch upward, signaling that we’re finally settling into a more balanced market.
In September 2023, the average home stayed on the market about 22 days. A year later, it rose to 33, and this September, the number climbed again to 39 days. Homes are still selling, just not at the breakneck pace we saw during the height of the pandemic market. Agents are reporting that buyers now have time to browse, think and compare before making an offer, which is a refreshing change of pace. For sellers, it means adjusting expectations: a home taking a month to sell isn’t a warning sign anymore – it’s the new normal.
Meanwhile, the average sales price has begun to level off, hovering around $334,501 this month – up slightly from last year but no longer on the dramatic upward climb we once saw. That stability reflects a healthy equilibrium between buyers and sellers, a sign the market is maturing after several years of volatility. And just as our local market finds its footing, the national spotlight has turned toward us. A recent New York Post article named Lynchburg, Virginia the No. 1 “Hidden Gem Housing Market” for 2025. The ranking was based on a remarkable livability score of 91 out of 100 when it comes to our amazing schools, amenities, health and safety, along with our comparatively lower cost of housing compared to both state and national averages.
For those of us who already live here, this comes as no surprise. Lynchburg offers scenic beauty, strong schools and wonderful opportunities for art, culture and leisure. Lynchburg allows for a pace of life that manages to feel both vibrant and peaceful. My hope is that as more people discover our little gem, we maintain the charm, community and friendliness that make this city such a special place to call home.
