Real estate market off to strong start in spring

The Lynchburg real estate market is off to a strong start this spring, with April bringing several encouraging signs for both buyers and sellers. Interest rates have held steady in the mid to upper 6% range, providing a sense of stability for those navigating their next move. While rates remain higher than in recent years, today’s buyers are adapting – and so is the market.

One of the most exciting updates this month is the number of available homes on the market. For the first time in years, Lynchburg has surpassed 700 active listings – an encouraging sign for inventory-starved buyers and a clear indicator that more homeowners are ready to make a move. And it’s not just listings that are rising. April 2025 also saw 291 homes sold, a jump from 253 last year, showing that demand is keeping pace with supply.

Average days on market have ticked up slightly to 43 days, compared to 37 in April 2024 and about 50% longer than in 2023 when we were still well in the COVID-19 market. This gradual increase is expected in a growing inventory environment and reflects a healthy market adjusting to more options and competition.

Average sales prices dipped slightly from  $322,144 in April 2024 to $313,029 this year. But there’s no cause for concern. A small, one-month dip usually occurs once or twice per year, but for the last several years we have seen prices continue their upward trend as a whole. Real estate markets move seasonally, and overall, Lynchburg continues to show long-term value growth.
